Social
  • Retail – a mixed-use neighbourhood centre will provide retail space, split between convenience and comparison goods, plus the potential for additional service outlets (e.g. bakers, chemists, hairdressers)
  • Education - two new primary schools are planned for the Southern Neighbourhood
  • Health – ongoing discussions with the PCT will inform the potential size, capacity and service offer to be provided within a new medical facility. A health centre should be capable of future expansion, to accommodate growth in population

Transport

A Green and Sustainable Transport scheme is being designed to encourage non-car usage. There will be improved non-car linkages into existing Gainsborough areas, serving schools, the town centre and other key locations. These routes will serve both the new Southern Neighbourhood and existing Gainsborough residents.

Segregated footpaths, cycleways and bus routes are planned within the new neighbourhood. Improvements are also proposed to the pedestrian and cyclist access to Lea Road Station.

Traffic improvements are proposed for the FoxbyHill/Lea Road junction. The need for other off-site improvements is still being evaluated and will be the subject of discussion with the Lincolnshire County Council in due course.

Employment

The Southern Neighbourhood will incorporate B1 and B2 offices in the two local centres and supplement Somerby Park Employment land at Heapham Road where work is nearing completion.

Somerby Employment Park Somerby Employment Park will provide 30 acres of serviced employment land at Heapham Road Industrial Estate, providing the catalyst for the creation of new jobs and long-term investment in Gainsborough.
Leisure

The proposed Southern Neighbourhood has the potential to be the catalyst for attracting new entertainment facilities to the town centre.

A variety of new leisure facilities could be incorporated into the Neighbourhood, including a hotel, restaurants and a fitness/leisure centre.

Outline planning consent granted
West Lindsey District Council Planning Committee has approved Thonock and Somerby Estates' proposals for a large urban extension to the market town of Gainsborough in Lincolnshire.
